Our seven rooms are open for Bed & Breakfast stays Wednesday - Saturday night inclusive, from 8th November 2023

Room Directory

Opening Days: 

  • We are open Wednesday night through to Sunday night inclusive. 
  • We are closed Monday night and Tuesday night. 

Customer Booking

  • Customers can book a room up to 1 year in advance. 
  • To make a reservation we require card details.
  • We take full payment at booking for the rooms and any extras that are pre ordered when making the booking. 
  • Any food, drink, and extras ordered on site are settled at departure.
  • Customers wishing to dine with us should make a separate booking in the restaurant for Lunch or Dinner during their stay. 
  • Sunday nights the restaurant is closed but guests will be invited to pre-book a food offering if they would like it on the Sunday evening. 

Cancellation policy

  • Cancelled rooms are fully refundable (less our cancellation fee) up to 14 days prior to arrival and 50% refundable 7 days prior to arrival. Any cancellations or no-show made after this time will be charged for the entire stay on the card provided at booking. We charge a cancellation fee of 1.5% of the room booking value to cover the transaction costs from our payment gateway. 

Minimum Stays

  • There is no minimum stay, guests are welcome to stay for one night or more as they wish. 

Room occupancy

  • We have 2 rooms that can be converted from double to twin rooms. 
  • Our are available for booking as single or double occupancy. 
  • If customers book a room for single occupancy but need to change to double, they will be asked to make us aware so we can accommodate catering and housekeeping. 
  • If we find additional guests have been staying in the bedrooms, guests will be charged accordingly at check out.


  • Due to the original layout of our property, we are unfortunately unable to offer easy access to our rooms for guests with mobility issues. On the ground floor and restaurant we have level access and accessible toilets and can accommodate to all accessibility needs.  For those wishing to book a room we ask they contact us in advance of booking so that we can advise. 

Child Policy:

  • We welcome families with children and babies however not all rooms can accommodate this. 
  • For Children under 12 years of age, we can accommodate camp beds in room 3 of our rooms. This is charged at £35 per night.  
  • For Babies: We also have 3 travel cots available for babies at £15 a night. 
  • We require 48 hours notice for bookings with children or babies. 


  • We can accommodate dogs in the Elm room only.  
    • Dogs are strictly not allowed on beds and sofas
    • We do not provide dog beds. Please bring your own. 
    • Pets should always be kept on a lead or in a carrier in public areas
    • Pets must be supervised at all times
    • Owners should pick up any ‘deposits’ left by their pets
    • Please make every effort to keep your pets from barking indoors
    • If your dog is responsible for any damage within the premises then you will be charged for repair/damage


  • There is a carpark at the bottom of the garden. (Prigg Lane Car Park) 
  • A second car park can be found on the corner of St. James Street and Prigg Lane. 
  • If both are full there is on-street car parking throughout the village. Please check the parking restrictions. 


  • Check-in is from 3pm – 8pm.  
  • Check out is at 10am. 
  • Please let us know if you plan on arriving after 8pm. We will be able to make arrangements to have someone meet you on arrival until around 12pm. 
  • We cannot accommodate check-ins after midnight. 
  • You are welcome to leave your bags with us at any time.

Early Check-Out: 

  • If you would like to check out before 8am in the morning, please settle your bill the night before. 

Late Check-Out: 

  • There is an option when booking to request a late check out at 1pm. This is charged at an additional £35. 

Emergency Phone: 

  • There is an emergency phone which will be held by one of the team members living in the local area. 
  • This number for the phone is listed in your arrival pack in the room
  • Please use this only in the case of fire or medical emergencies.

Restaurant Hours:

  • The restaurant is open for orders at the following times for Lunch and dinner.

  • Breakfast is part of the room package and served Thursday – Monday mornings. 
  • Breakfast is served from 8am – 10am. 
  • Breakfast is served in the dining room.
  • Breakfast includes: 
  1. A selection of preprepared items including yoghurt, granola and seasonal fruit compote. 
  2. A set ‘main course’ dish, including e.g. house smoked trout, glazed ham, Old spot sausage (changing periodically). Boiled eggs, sourdough and a vegetarian option also available. 

Food Service from 3pm – 6:00pm:

  • We are able to offer a selection of light snacks when the kitchen is closed from 3pm – 5:00pm:
  • From 5:00pm – 6pm: we do not serve any food items as the team are taking a break and having staff food. 

Food for Late Arrivals:

  • With advanced notice we can offer a bread, cheese & charcuterie plate for late arrivals. 
  • We will need to be advised of this requirement no later than 9pm. 

Sunday Supper: 

  • The Kitchen is closed for normal service on Sunday evenings, but we are able to offer guests a set Sunday evening meal, which must be pre-booked 24 hours in advance. 
  • The Sunday evening set meal consists of prepared items, one of which will be served warm (e.g. a pie/bake/tart/quiche), with sharing sides + our sourdough bread. The dishes change with the seasons. 
  • The meal is priced at £25pp + Service Charge. 
  • Sunday Supper is served between 7pm – 7:15pm to all guests. 
  • In order to protect the work-life balance of our team, if guests are later than 7.15, the Sunday Supper will be pre-plated and left for the guests to enjoy upon their arrival. 

Room Service: 

  • We are unable to offer room service at Holm. 

Drinks in the bar:

  • Guests can get drinks in the bar from 8am – 11pm. 
  • We can serve alcohol 8am – 11pm.
  • All drinks are charged directly to the customers room. 

Lost property:

  • We will post any lost property back to guests but postage and packaging will be charged and we will not be liable for any lost property. 


  • We kindly ask that guests refrain from smoking inside. If you need to smoke, please ensure that it is outside away from other guests and please use the ashtrays provided. 


  • Should any damages or theft be made to the property by guests or their pets during their stay, guests are fully liable and will be charged in full to cover the costs incurred.
